St Andrews is a small town with a very large rented sector, and that shapes almost everything about the lock work here. Medieval stone streets in the centre, Victorian and Edwardian villas around them, and a great deal of it let to students or run as holiday accommodation. We carry hardware to suit the range, so most jobs are finished in one visit rather than becoming a return trip for parts.
The September changeover. Nowhere else we cover has a single week in the year when a large share of the town changes hands at once. Tenancies end, new ones begin, and keys move around in quantity — which is exactly when nobody can say how many exist or who has them. If you are a landlord or an agent here, the sensible move is to plan cylinder changes in advance rather than discover in the last week of the month that six properties all need attention at the same time. We would far rather book that work in June than turn people away in September.
Shared flats and keys nobody can account for. In a shared flat, keys get lent, copied, lost and passed on informally over the course of a year, and none of that appears on a checkout inventory. Changing the cylinder between tenancies is quick and inexpensive, and it is the only way for a landlord or an incoming tenant to know exactly how many keys exist. Where several properties are being done at once it is a straightforward job to schedule.
The older stone streets. Around North Street, South Street and Market Street there is a great deal of older property still on timber front doors. Insurers usually expect a five-lever mortice lock meeting BS3621 on a timber door, and plenty of these buildings are on older two- or three-lever locks that would not meet that standard. Bringing one up to standard does not mean altering the character of the door — the lock sits inside it, and from the street nothing changes.
Holiday flats and short lets. St Andrews takes a great many visitors, and there are more short-term lets here than in most towns of its size. The practical problem is always the same: keeping control of keys between guests. A key safe in a sensible position, a cylinder that can be changed quickly when a key goes missing, and a record of who holds what.
Doors that have started to stick. On the newer housing around the edges of the town, the most common call is a door that has to be lifted or leaned on before the key will turn — usually the door dropping rather than the lock failing, and far cheaper to correct before the gearbox goes.
