Leven has had a considerable change of fortune. Passenger trains returned on 2 June 2024 after fifty-five years, and Levenmouth stopped being the largest populated area in Scotland without a railway. The housing is a settled mix of coastal terraces, ex-council estates and newer building, with the sea a few streets away from most of it. We carry hardware to suit the range, so most jobs are finished in one visit rather than becoming a return trip for parts.

Salt air, and what it does to a lock. This is the part of living by the sea that nobody mentions when they move here. Salt-laden air corrodes metal, and locks are metal in a damp place — cylinders stiffen, springs weaken, and the hardware on an exposed door ages far faster than the same lock two miles inland. It shows up first as a key that needs a firmer turn, then as one that has to be jiggled, and eventually as a lock that will not turn at all on a cold morning. It is worth acting at the first stage. It is also worth choosing hardware that suits the exposure in the first place, which is not always what a general builders’ merchant will hand over.

The coastal terraces and ex-council streets. Much of Leven is on replaced doors now, fitted at different times by different people, so what we find is uPVC and composite on multipoint locks of every make and age. When a gearbox needs replacing, the make can often be identified from a photograph but the size cannot: it has to come out of the door and be measured, which is why we carry a large stock of the common ones in a range of sizes.

Older property and timber doors. There is still a good deal of older stone property on timber front doors. Insurers usually expect a five-lever mortice lock meeting BS3621 on a timber door, and plenty of these houses are on older two- or three-lever locks that would not meet that standard. Upgrading one is routine and does not change the look of the door.

Doors that have started to stick. The most common call across Leven is a door that has to be lifted or leaned on before the key will turn — usually the door dropping rather than the lock failing, and far cheaper to correct before the gearbox goes. On a coastal door it is worth having both the alignment and the hardware looked at together, since the weather tends to be working on both.

Whatever the job in Leven, you get the same promise: no call-out fee, no fix no fee, and a clear price agreed before any work begins.
