Monifieth sits between Broughty Ferry and the Angus coast, and its housing is different from either. A great deal of it is inter-war and post-war family housing, with a notably high proportion of bungalows, and newer estates behind. We carry hardware to suit the range, so most jobs are finished in one visit rather than becoming a return trip for parts.

Bungalows, and why they need thinking about differently. A bungalow puts every room at ground level, and that changes the picture entirely. In a two-storey house the bedroom windows look after themselves. In a bungalow every window is a ground-floor window, and any patio or French doors open straight off a living room or a bedroom rather than being one floor up. It is not a reason for alarm — it simply means the sensible spend is spread differently. Window locks matter more here than almost anywhere, and so do the doors at the back, because there are usually more of them and they are usually older than the front.

Windows. Many insurers require key-operated locks on windows that can be reached from outside, and in a bungalow that means most of them. Plenty of houses here are still on the handles the windows came with. It is a small job and an inexpensive one, and it is the sort of thing people discover in the wording of a policy after something has happened rather than before.

Patio and French doors. On this kind of housing these are the doors people forget. They have their own multipoint hardware and their own way of failing — handles working loose, hooks that stop engaging, a door that has to be shouldered to lock. All of it is fixable, and worth fixing, because a door that is awkward to lock properly tends to end up not being locked properly.

Family homes and heavy use. A front door on a family house gets opened and shut thousands of times a year, and the mechanism wears accordingly. The most common call across Monifieth is a door that has to be lifted or leaned on before the key will turn — usually the door dropping rather than the lock failing, and far cheaper to correct before the gearbox goes. When a gearbox does need replacing, the make can often be identified from a photograph but the size cannot: it has to come out of the door and be measured, which is why we carry a large stock of the common ones in a range of sizes.

Whatever the job in Monifieth, you get the same promise: no call-out fee, no fix no fee, and a clear price agreed before any work begins.
